The Real Estate Market Is Changing — But What Does That Mean for River Club?

If you've been watching the real estate market lately, you've probably noticed something interesting. Some homes are attracting buyers and moving toward a sale, while others are sitting on the market for months, often reducing their asking prices along the way.
Here in River Club, we're seeing that same pattern.
National headlines are reporting a slowdown in buyer activity, but national statistics don't tell the whole story of what's happening in our neighborhood.
As both a River Club resident and a Realtor® who has worked in the Sarasota and Manatee markets since 2009, I believe it's important to look beyond the headlines and understand what the numbers actually mean for our community.
National Buyer Activity Has Reached a Record Low
According to the National Association of Realtors' September Pending Home Sales Index, reported by Reuters on October 20, pending home sales fell 7.3% to an index reading of 66.0, the lowest level since tracking began in 2001.
Contract activity declined in every region of the country and was 11.3% lower than September 2025.
With mortgage rates approaching 7.4%, affordability continues to be one of the biggest challenges facing buyers.

But what does that mean for homeowners in River Club?
It means today's buyers are approaching purchases very differently from the way they did just a few years ago.
They are carefully calculating their monthly payments, researching comparable sales, considering insurance costs and evaluating how much money they may need to invest in a property after closing.
Buyers haven't necessarily disappeared. They have become more selective about what represents good value.
What's Happening in River Club Right Now?
As of this October market snapshot, River Club has nine active homes for sale, with asking prices ranging from $465,000 to $1,299,000.
Here's what stands out:
Nine active listings are competing for buyers.
Six homes have been on the market for at least 77 days.
Five listings are advertising price reductions.
Two newer listings, priced at $860,000 and $875,000, have recently entered the market.

These numbers tell an important story.
River Club has a relatively small number of homes compared with many of the larger communities in Lakewood Ranch. However, when six of nine available properties have been on the market for more than two and a half months, it suggests buyers are taking their time and carefully comparing their options.
The five price reductions are another indication that some sellers are having to adjust their expectations.
It's important to remember that these are asking-price and inventory statistics, not closed-sale results. They show the competition sellers face today, but they don't establish what every River Club home is worth.
Why River Club Is Different From Other Communities
One of the things I love about River Club is that it isn't a cookie-cutter neighborhood.
Our community offers mature landscaping, established homes, larger lots in many sections, golf-course and preserve views, low HOA fees and no CDD.
We also have considerable variety between properties.
A home in Oakbrooke may appeal to a completely different buyer than a larger custom home in River Club North, South, or the Sanctuary.
Even two homes with similar square footage can have very different values depending on their roof age, renovations, pool, floor plan, lot position and overall condition.
This is why price per square foot alone is not an accurate way to value a River Club home.
Buyers are looking at the entire package, including the potential cost of improvements and ongoing ownership.
The First Few Weeks on the Market Are Critical
In today's market, sellers cannot afford to overlook the importance of their initial asking price.
When a home first enters the market, it receives attention from buyers who have been actively searching and waiting for new inventory.
If the property is priced competitively and presented beautifully, that initial exposure can be extremely valuable.
However, if buyers feel the price doesn't reflect the condition, updates or competing properties, they may simply move on.
And unlike the market of a few years ago, many buyers aren't rushing to submit an offer just because they like a home.
They're saving listings, watching price changes and waiting to see whether sellers become more flexible.
A home that is overpriced from the beginning can end up chasing the market rather than leading it.
That doesn't mean sellers should give their homes away. It means pricing needs to reflect what buyers are actually willing and able to pay today.
Roof Age, Insurance and Renovations Are Influencing Offers
Another factor particularly relevant to River Club is the age of our housing stock.
Many of our homes were built during the 1990s and early 2000s. While that established character is part of the neighborhood's appeal, buyers are paying close attention to roofs, HVAC systems, windows and other major components.
In Florida, roof age and condition can affect homeowners-insurance availability and premiums, which can influence both a buyer's financing and their willingness to proceed.
A buyer considering a home that needs a roof, kitchen renovation or significant updating may factor those expenses directly into their offer.
For sellers, this makes preparation and presentation especially important.
Sometimes investing in improvements before listing makes financial sense. Other times, adjusting the price to reflect the home's condition is the better strategy.
There isn't one answer for every property.
What Should River Club Sellers Do Right Now?
If you're considering selling, I would focus on three things.
1. Understand your actual competition.
Your competition isn't simply the home that sold six months ago. It's also the properties buyers can purchase today, including newer listings, reduced listings and homes offering significant updates.
2. Make your home stand out from the beginning.
Professional photography, thoughtful staging, excellent presentation and a comprehensive marketing strategy matter more when buyers have choices.
3. Price for today's market, not yesterday's.
The price a neighbor achieved during a different market doesn't automatically represent what buyers will pay today.
And if a home has already been listed for several months without meaningful interest, a small price reduction alone may not change the outcome. Sometimes the property needs a complete review of its price, presentation and marketing approach.
Is It Still a Good Time to Sell in River Club?
Absolutely — for homeowners whose circumstances and expectations align with today's market.
River Club continues to offer characteristics that are increasingly difficult to replicate in many newer developments, particularly established landscaping, distinctive homes, larger lots and the absence of CDD fees.
Those features can be meaningful advantages.
However, a desirable neighborhood doesn't automatically guarantee a successful sale at any asking price.
Today's buyers are looking for the right combination of location, condition, presentation and value.
Sellers who understand that are in a much stronger position to attract serious interest and negotiate successfully.
