Is it your Realtor, recent comparable sales, or the buyers themselves? The answer might surprise you.
After 17 years selling real estate throughout Sarasota and Manatee Counties, one thing I've learned is that a home's market value isn't always as straightforward as looking at what the house down the street sold for.
Comparable sales certainly matter, but there's another important factor we don't discuss enough: the buyers themselves.
Buyers Need Time to Recognize Value
I've found that buyers often need to walk through five, ten, or even more homes before they truly understand what represents good value.
It's one thing to compare square footage and recent sales online. It's quite another to walk into a home and appreciate the floor plan, privacy, natural light, and overall feeling of the property.
Eventually, buyers reach a point where their head, heart, and gut all agree that the price makes sense. But that understanding takes time.
Does a Home Sitting on the Market Mean It's Overpriced?
Not necessarily.
Yes, a home may be overpriced, need updating, or have features that limit its appeal. But sometimes the right buyer simply hasn't entered the market yet.
This is particularly relevant in River Club, Bradenton, where homes vary considerably in style, lot size, views, and floor plans.
One buyer might love a beautifully renovated home overlooking the golf course, while another would happily take on a remodeling project to secure a private backyard.
Neither buyer is wrong. They simply value different things.
The challenge is knowing whether a home is waiting for the right buyer or whether the current buyer pool doesn't see the value in its asking price.
For this group of closed sales, homes marketed 91+ days had a lower median sale-to-list ratio than those selling sooner. This is an association, not proof that extra time causes a lower price. *Median sold price is approximated from MLS sold price per square foot multiplied by heated area. Timing Can Change Everything
Our Sarasota and Lakewood Ranch market has another interesting dynamic: seasonality.
During the quieter months, fewer buyers may be actively searching, potentially creating better negotiating opportunities.
As our winter visitors arrive, the buyer pool can expand. A home that attracted little attention in September might suddenly appeal to several buyers in January.
That doesn't automatically make the home worth more, but increased competition can influence what buyers are willing to pay.
And when a home sells at a higher price, that transaction becomes a comparable sale that can influence expectations for the next property.
So, Who Really Determines the Price?
When I meet with River Club homeowners considering selling, we review comparable sales, current competition, property condition, and buyer activity to establish a realistic pricing range.
But no Realtor or automated valuation tool can predict with absolute certainty what a particular buyer will pay.
Ultimately, the market determines what a home will sell for.
That doesn't mean choosing an ambitious price and hoping for the best. It means starting with a well-researched strategy, listening to buyer feedback, and being prepared to adjust when necessary.
Having lived in River Club for 13 years, I've seen firsthand how differently buyers value our homes. Some prioritize updated interiors, while others care more about lot size, privacy, or a particular floor plan.
And that's what makes pricing homes in an established community like River Club so interesting.
A home that hasn't found its buyer yet isn't necessarily overpriced. But understanding the difference is where local knowledge and experience really matter.
